New Installation - Swett & Associates provides services for architects, building owners and elevator companies including (but not limited to) drafting/engineering services and bid specification/support.
Modernization - When considering a capital investment, it is important to consider the following issues:

▪Code compliance including the electrical and fire alarm codes
Swett & Associates provides a set of specifications specifically drawn up for your building conditions. We provide copies of the specifications to interested elevator companies; we conduct a mandatory pre-bid conference and walk-through with the elevator companies. We assist in selecting an elevator contractor for the job and we make sure the elevator contractor adheres to the specifications through completion of the project.
The advantages to the building owner/manager are an "apples to apples" bid, an extremely competitive bidding process, non-proprietary equipment, and a guarantee you get every piece of equipment you pay for and installed in compliance with codes.
ADA - We can provide an in-depth survey for compliance with the American Disabilities Act as it pertains to elevators.
▪This federal law has been in effect for nearly ten years.
▪If needed, we can contact three to five elevator companies and request bids for the completion of the items as stated on our survey.
▪It is important to provide access for the handicapped along with being in compliance with the law.
Due Diligence - Included in our due diligence are the following:
▪Maintenance audit of the elevator system's condition
▪ADA survey
▪ANSI Code compliance
Upon request, we will request bids from interested elevator companies for maintenance, ADA compliance and ANSI compliance.

Maintenance Auditing - Our maintenance auditing survey provides a detailed evaluation of the condition and performance levels of your entire elevator system. The survey provides the building owner/manager with a "punch list" that Swett & Associates forth the performance standards that should be expected of the elevator maintenance contractor. These performance standards can be monitored on a quarterly, semi-annual or annual basis.
Maintenance Management - Under this program, we structure a contract that fits the buildings elevator service needs. We invite two to four elevator service companies to bid on the maintenance of your elevators. We help you choose a contractor that is best qualified to service your elevators and economically competitive. Once the contract has commenced, we perform quarterly maintenance audits to insure contract compliance. This program pays for itself with competitive bidding, a building owner tailored contract, and a "watch dog" for elevator maintenance performance.
Inspection Services
Swett & Associates performs safety inspections and test witnessing for elevators, escalators, dumbwaiters, wheelchair lifts, material lifts, and personnel hoists. Inspectors for Swett & Associates are QEI-Certified by an agency that is accredited by the American Society of Mechanical Engineers as required by the authorities having jurisdiction and as outlined by the requirements of ANSI QEI-1 Standard for the Qualifications of Elevator Inspectors.
